PuntaManaged

Villa management companies

For companies that care for larger homes and the owners behind them.

Preventive maintenance, owner approvals, inspections, concierge requests and storm checklists for villas with pools, generators and staff.

Sound familiar?

We manage villas and larger homes for owners who expect detail. Every property has its own equipment, vendors and house rules, and bigger repairs need the owner's approval.

Equipment that needs regular care

Pools, air conditioning, generators and water systems fail without scheduled service.

Owner approval on repairs

Owners want to approve larger spending, but approvals by email get lost.

High guest expectations

Guests ask for transfers, chefs and groceries before they arrive.

Weather and outages

Storm season and power cuts need a plan for each property.

How PuntaManaged helps

Preventive plans and asset history

Recurring rules create due service tasks, and each asset keeps its service and warranty history.

Threshold-based owner approvals

Repairs above the signed threshold wait for the owner's decision in the portal, with the scope and maximum amount shown.

Inspections with owner-visible findings

Inspectors record findings with photos, and owners approve, question or decline the recommendations you share with them.

Concierge requests from the stay link (beta)

Transfers, chef and grocery requests with quotes and provider fulfillment. In beta: online payment for guest orders is not available yet.

Storm checklists and monitoring

Storm preparation checklists for every active property, plus leak and power alerts through a compatible gateway (beta, telemetry only).

An example week

A hypothetical walkthrough to show the workflow. It does not describe a real customer.

  1. Start of the week

Imagine a company managing eight villas, each with a pool and a backup generator. On Monday, the preventive plan creates the pool and generator service tasks that are due this week.

  2. Before an arrival

A family arriving on Friday requests an airport transfer and a grocery stock-up from their stay link, using concierge (in beta). The team sends a quote, the family accepts it, and the provider confirms. Because online payment for guest orders isn't available yet, the provider collects payment.

  3. A repair above the threshold

An inspection finds a pool pump that needs replacing. The estimate is above the owner's signed threshold, so the owner sees the scope and maximum amount in the portal and approves it.

  4. Storm watch

A tropical storm is forecast. The team opens a storm event, and every active villa gets a preparation checklist.

  5. After the storm

Once it is safe, the team runs post-storm inspections. Any damage is recorded as an incident with a linked maintenance ticket.

Questions

Can owners approve repairs from their phone?

Yes. The owner portal works in any phone browser. There's no separate owner app to install.

Do you connect to pool, generator or climate equipment?

Only through a compatible gateway that signs its events, and that connection is in beta and telemetry only: it reports readings and can't control equipment. Direct manufacturer connections are not available.

Can guests pay for concierge services online?

Not yet. Online payment into your own account is coming soon. Until then, services can be set so the provider collects payment or the guest pays at the time of service.
