PuntaManaged

Growing vacation-rental companies

For companies adding properties faster than they can add coordinators.

Move off spreadsheets with roles, CSV import, structured owner onboarding and exception-driven operations that grow with your team.

Sound familiar?

We've grown past the point where one person knows every property. New owners, new staff and new buildings keep arriving, and the spreadsheet that got us here has become the bottleneck.

Knowledge in people's heads

Access instructions, owner preferences and repair limits live with whoever set the property up.

Onboarding new owners

Documents, inspections, proposals and agreements are scattered across email threads.

Access control

Everyone has the shared spreadsheet, including the tabs they shouldn't see.

Knowing what needs attention

With more properties, reading every message is no longer a way to run the day.

How PuntaManaged helps

Roles and property-level access

19 built-in roles, from administrator to cleaner, with assignment to specific properties.

Structured owner onboarding

Owners register properties, upload documents, and review inspection findings, proposals and agreements in the portal.

Import, then connect

Bring properties in from a CSV file with row-by-row validation, then connect calendars via iCal.

Exception-driven operations

Command views for arrivals, turnovers and repairs put what's late or blocked first.

Metrics with published definitions

Occupancy and operations metrics that everyone on the team calculates the same way.

An example week

A hypothetical walkthrough to show the workflow. It does not describe a real customer.

  1. Signing new owners

Imagine a company that has just signed ten new units in one building. Each owner registers their unit in the portal and uploads the documents the company requests.

  2. Inspection

An inspector completes the readiness inspection on a phone. Findings meant for the owner go to the owner to approve, question or decline.

  3. Going live

Once the agreement is signed and access, house rules and cleaning are verified, each unit moves into operational setup and its calendars are connected via iCal.

  4. New staff

Two new cleaners join. They get the cleaner role and are assigned to the new building only.

  5. The first week

The command center shows arrivals, turnovers and conflicts for the new units alongside the rest of the portfolio.

Questions

Can we import our existing properties?

Yes. Upload a CSV file, and each row is validated before anything is created.

Can a cleaner see only some properties?

Yes. A role sets what someone can do, and property assignment sets where they can do it.

What happens when we grow past our plan?

Starter and Growth warn you as you approach a limit and bill additional properties at the per-property rate shown on the pricing page. Nothing is hard-blocked, and you can change plans at any time from the billing page.
