1. Acceptance and permitted use
By using this website, you agree to these terms. If you do not agree, do not use the website. You must be legally able to enter into these terms and, when acting for an owner or organization, authorized to do so.
You may use the website for genuine inquiries about property-management services and other lawful, personal, or internal business purposes. Access may be limited or suspended where reasonably necessary for security, maintenance, legal compliance, or protection against misuse.
2. Website information is not a management contract
Descriptions of services, service areas, workflows, channel support, and pricing approaches are general information, not an offer that must be accepted. Services are subject to property review, operational capacity, location, owner requirements, third-party availability, and mutually acceptable written terms.
Submitting a form, requesting an estimate, or participating in a consultation does not appoint us as manager, create a fiduciary relationship, reserve availability, or obligate either party to enter into a contract. Management begins only as provided in a valid agreement signed or otherwise accepted by authorized parties.
3. Estimates, projections, and property performance
Any revenue, occupancy, nightly-rate, fee, cost, savings, or performance figure shown by a calculator or discussed in a consultation is an estimate for planning purposes. It is not an appraisal, promise, forecast of certain results, or guarantee of income.
Actual results can vary materially because of seasonality, demand, property condition and location, reviews, platform rules, pricing decisions, owner use, cancellations, weather, utility or maintenance interruptions, taxes, fees, competition, and events outside anyone’s control. You should evaluate assumptions and obtain independent financial advice where appropriate.
4. Owner information and continuing responsibilities
Owners must provide complete and accurate information, disclose known defects or restrictions, and have the legal authority to offer the property and engage requested services. We may rely on information and approvals supplied by an owner or the owner’s authorized representative.
Unless a signed agreement expressly says otherwise, the owner remains responsible for the property and for deciding whether it may lawfully be rented. Management assistance does not transfer ownership duties or make us the owner, insurer, tax adviser, condominium administrator, or guarantor of guest conduct.
- Title, co-owner, mortgage, lease, condominium, homeowners’ association, resort, and community approvals or restrictions.
- Registrations, permits, licenses, tax filings and payments, invoicing obligations, and any immigration or employment requirements relevant to the owner or property.
- Adequate property and liability insurance that permits the intended rental activity, including review of exclusions and deductibles.
- Habitability, utilities, access, safety equipment, structural condition, inventories, and timely funding of repairs, replacements, charges, and reserves.
5. Third-party platforms and providers
Airbnb, Booking.com, Vrbo, payment processors, software providers, messaging services, vendors, and other third parties are independent. Their names belong to their respective owners, and reference to them does not imply endorsement, partnership, or a live technical integration.
Use of a third party is subject to its current terms, eligibility rules, fees, availability, and technical operation. We do not control and cannot guarantee a platform’s ranking, account decision, payout timing, data availability, policy change, service continuity, or a contractor’s independent work. Where authorized, we may help coordinate an issue without assuming the third party’s obligations.
6. Accounts, submissions, and acceptable conduct
If account features are offered, you are responsible for safeguarding credentials and promptly reporting suspected unauthorized use. Information submitted through the website must be accurate to the best of your knowledge and must not violate another person’s privacy, intellectual-property rights, or contractual duties.
- Do not attempt to bypass security, probe vulnerabilities, interfere with operation, introduce malicious code, scrape restricted areas, or access data without authorization.
- Do not impersonate another person, submit fraudulent property or booking information, send unlawful or abusive content, or use the website to facilitate discrimination or other prohibited conduct.
- Do not copy, republish, or commercially exploit website content except with permission or as allowed by law.
7. Content, links, and professional advice
Website text, branding, layout, graphics, and original materials are protected to the extent provided by law. Limited viewing and use for a genuine service inquiry does not transfer ownership or grant a broader license.
Content may become outdated and may contain inadvertent errors. Links are provided for convenience; we do not adopt or control third-party content. Nothing on this website is legal, tax, accounting, insurance, investment, real-estate, or other regulated professional advice. Owners and guests should consult qualified advisers about their circumstances.
8. Disclaimers and limits
To the extent permitted by applicable law, the website is provided on an “as available” basis without a promise that access will be uninterrupted, error-free, secure, or suitable for every purpose. We do not exclude any warranty, duty, remedy, or liability that cannot lawfully be excluded.
To the extent permitted by law, we are not responsible under these website terms for indirect, incidental, special, or consequential losses arising solely from use of, or inability to use, the public website. Any liability connected with paid management services is governed by the applicable service agreement and mandatory law. Nothing here limits liability for fraud, intentional misconduct, or another matter that cannot legally be limited.
9. Changes, applicable law, and contact
We may update the website and these terms prospectively. The posted date should identify the current version. If a provision is found unenforceable, the remaining provisions should continue to the extent permitted, and a failure to enforce a provision once is not a permanent waiver.
The governing law, competent courts, and any required dispute process may be addressed more specifically in a service agreement. Questions may be sent through a verified contact channel displayed on this website.
