Frequently asked questions
Start here for a practical overview of how managed hosting may work for a Punta Cana property. Your written proposal and agreement will define the final scope.
Management and pricing
What does Airbnb management include?
A full-service scope may include listing setup or optimization, pricing and calendar work, guest communication, arrival coordination, turnover cleaning, inspections, maintenance coordination, and owner reporting. The exact services are documented for each property.
How much does management cost?
Pricing is prepared after reviewing the property, location, access, existing listing, and requested service level. We do not publish an unconfirmed percentage as a universal rate. The proposal explains the fee basis, included work, and separately billed costs.
Do you guarantee occupancy or income?
No. Revenue and occupancy depend on location, season, property condition, availability, nightly pricing, guest demand, competition, and other factors. Any estimate is a planning range based on the information available at that time.
How are nightly prices determined?
A pricing strategy may consider comparable listings, seasonality, booking pace, local events, minimum stays, gaps between reservations, property features, and owner availability. Pricing rules should be reviewed over time rather than treated as a fixed nightly rate.
Can you manage multiple properties?
Multi-unit and portfolio scopes can be reviewed. The proposal may address shared standards, access, reporting, cleaning capacity, maintenance approvals, and property-by-property differences.
Cleaning, guests, and property care
Is cleaning included in the management fee?
Cleaning coordination may be part of the management scope, while the cost of each turnover is usually shown separately. The proposal explains the cleaning arrangement and whether it is charged to the reservation, the owner, or handled another way.
Who pays the cleaning fee?
That depends on the listing and commercial setup. A cleaning charge may be added to a reservation, absorbed within the nightly price, paid by the owner, or divided under another agreed structure. Channel rules and the signed proposal govern.
How are maintenance expenses approved?
The onboarding plan should establish approval thresholds, preferred vendors, emergency authority, and how estimates are shared. Non-urgent work is coordinated after owner approval under the agreed process; urgent action may follow the emergency terms in the management agreement.
What happens if a guest damages the property?
The operating team can document visible damage, preserve available evidence, notify the owner, and follow the applicable channel or deposit process. Recovery is not guaranteed and depends on evidence, timing, channel rules, insurance, and the underlying agreement.
Do you provide airport transfers or concierge services?
Transportation referrals or optional concierge coordination may be available for some properties and dates. These are separate services delivered by available providers and should not be assumed until confirmed.
Owner control and onboarding
Can I use my property?
Yes. Owner-use dates can be blocked according to the agreed calendar process, subject to reservations already confirmed. Blocking dates reduces the inventory available for guests and can affect potential revenue.
Can you manage my existing Airbnb listing?
An existing listing can be reviewed for content, settings, calendar, pricing, reviews, future reservations, and account permissions. Any transfer or co-host arrangement depends on channel access and the owner’s account status.
Do you support Booking.com and Vrbo?
Listings may be supported on selected channels when appropriate and when the required account access is available. The proposal will distinguish hands-on channel management from any automated synchronization; live integrations depend on third-party access.
How quickly can my property launch?
There is no universal launch time. Readiness depends on inspection results, access, cleaning, repairs, photography, listing content, documentation, owner approvals, and channel review. A property-specific checklist is prepared during onboarding.
How do owners receive reports?
The reporting format and cadence are defined in the management scope. Reports may cover reservations, revenue, fees, cleaning activity, maintenance, and property notes. Financial figures should be reconciled against channel and payment records.
What documents are required?
Requirements vary, but onboarding may call for proof of ownership or authorization, identification, payout and tax details, insurance information, inventory, access instructions, and applicable condominium, HOA, or resort rules.
How are condominium and resort rules handled?
Owners remain responsible for confirming that short-term rentals are allowed and for supplying current rules. The operating plan can incorporate visitor registration, access lists, parking, quiet hours, amenity restrictions, and other property-specific procedures.
Which parts of Punta Cana do you serve?
The current service-area list includes Punta Cana, Bávaro, Los Corales, El Cortecito, Cocotal, Downtown Punta Cana, Cap Cana, Ciudad Las Canas, Cabeza de Toro, Macao, Uvero Alto, and Arena Gorda. Service availability still depends on the property and requested scope.
Have a property-specific question?
A short consultation is the best place to discuss building rules, an existing listing, owner-use dates, or the level of support you need.
