How Airbnb management works in Punta Cana

A useful management relationship starts with clear responsibilities. Before you hand over access, agree who does each job, how decisions are approved, and what records you will receive.

Define the operating scope

Walk through a typical reservation from inquiry to checkout. Agree who maintains the listing, answers guest questions, coordinates arrival, checks the property after departure, and follows up on damage or missing items. Put exclusions in writing, including pool care, specialist repairs, and purchases.

Keep owner decisions visible

Set a process for personal stays, spending approvals, and changes to the property. Record emergency contacts and a practical response plan when the owner is unavailable. A management agreement should distinguish routine operating work from decisions that need owner approval.

Prepare the property together

Build an inventory, verify access instructions, test the guest-facing equipment, and photograph the starting condition. Confirm building access rules with the relevant administration before making promises in a listing. Keep sensitive codes in a controlled access system.

Review records, then adjust

Use reservation records, turnover evidence, maintenance notes, and guest questions to identify recurring issues. Ask which reports are available and when they are updated. Compare any projected revenue with its assumptions; an estimate is a planning tool and cannot promise bookings.
